The 'Bend Premium' Crisis
Median home prices in Bend Oregon have officially decoupled from local reality, leaving the workforce in the dust of the High Desert.

Why the "Zoom Boom" Never Ended
- The Equity Migration Remote workers from the Bay Area and Seattle "imported" high salaries, allowing them to place cash offers that bypass local buyers dependent on 7% mortgage rates.
- The Service Industry Exodus Local icons in the Old Mill and Downtown are cutting hours. Why? Because a server or line cook cannot afford a $1,900 one-bedroom apartment on Central Oregon wages.
- Legislative Deadlock While Mayor Melanie Kebler pushes for "middle housing" and HB 2001 density, the Deschutes National Forest boundaries and UGB constraints keep land supply tight.
